Cleaning a roof is not usually foremost on people’s minds, but it’s actually an important maintenance measure.
Florida roofs are subject to high humidity, which creates a perfect environment for robust mold growth. Mold on roofs is not a good thing. It compromises the integrity of the roofing material, contributes to health issues of people nearby, and makes a roof look ugly and neglected.
Mold is an organism that is actually alive and growing, and it sends down tiny roots into clay tile or asphalt shingle. Over time the root systems deteriorate whatever substrate they’re growing into.
The mold doesn’t go away or fade over time. Instead it continues to grow, and if left uncleaned, it will overtake a roof and obliterate the original color. A roof that is neglected for this long will require an aggressive clean, but it can be done, and it will look like an entirely new roof afterward.
A shingle roof that is allowed to go uncleaned for a long time will experience reduced effectiveness. The mold and roots break down the aggregate (granules) on the shingles, which results in a reduced life span.
The mold also creates a heat-trapping layer. The heat compromises shingle integrity, and creates more heat in the attic space underneath, which drives up cooling costs.
Tile and shingle roofs alike also get lichen and mustard mold growing on them. These organisms are unsightly as well as damaging to the roofing material. Regular cleaning will eradicate these growths.
Since mold spores are airborne, they travel from one roof to the next. Neighbors that maintain clean roofs do each other a big favor, both in terms of their roof health but also in personal physical health.
Mold spores traveling through the air will of course also go through open windows or doors, onto patios and lanais, and into outdoor living spaces. Breathing in mold spores is unhealthy and can lead to respiratory issues.
Clean roofs that don’t produce large and ever-present sources of mold spores are kindnesses to people in the vicinity.
