Proper Roof Care: A question we often get regarding proper roof care is the following:
Can homeowners clean their own roofs? Yes and no. There are a few products on the market, available at home-improvement centers, for this purpose. Typically, however, they take months to work, are expensive, and require homeowners getting onto their roofs to apply.
Hiring a professional roof-cleaning company is the better route to take. They get on top of the roof; you don’t. They’ll get an average-sized residential roof cleaned in several hours; it will take you four times that long or more.
There are two kinds of service providers: pressure-washers and companies that use a cleaning solution.
Pressure-washers use the force of water under high pressure (3,500 psi) to remove mold from tile roofs. The pressure is very hard on the tile. Great care must be taken when pressure-washing the mortar that seals ridge- and edge-tiles, because the force of the water can crack or completely break apart the mortar.
Pressure-washing a tile roof will get it clean, but it will not kill the roots of the mold that have grown down into the tile. It’s like a weed-whacker that has just cut the top off of the weeds. Roof mold that has been removed this way will grow back usually within a year to 18 months.
Companies that clean tile roofs with chemicals are generally more expensive but the clean lasts much longer (usually 3 to 4 times as long) and the low pressure used (under 100 psi) doesn’t damage the tile or mortar. The solution--usually a proprietary sodium-hypochlorite-based mix--kills both the mold and its roots.
Roof-cleaning companies that use chemicals usually have a technician that walks the roof, but in certain cases, the work can be done from a ladder.
Shingle roofs must only be cleaned with chemicals. Pressure-washing a shingle roof will blast the granules off the shingles and drastically reduce the shingles’ lifespan. Usually, insurance will be voided if a shingle roof has been pressure-washed.
What about landscaping? Roof cleaning companies that use chemicals can address this question best. Typically they pre-water plants so that the root systems can’t absorb the chemicals. They also may cover plants with tarps to avoid chemicals dripping on them. Sometimes ground crews will place buckets or bags under downspouts to catch run-off chemicals to take away and dump in a safe area.
